Residential Property Inspector

Standard Home Inspection: 

My Residential Inspection service provides an in-depth review of the interior and exterior of the home. I will thoroughly inspect all aspects of the property, from the roof to the foundation, and provide you with a comprehensive report of any issues that may need attention. I am committed to helping you make an informed decision about your home purchase. 

Types of homes I inspect are Single Family homes, Multi Family homes, Townhouses, and Condos.

Pre-Sellers Inspection

Looking at selling your home? Getting a pre-sellers home inspection can help the seller more accurately fill out NY State's Property Condition Agreement Form (PCDA). This form is filled out by the seller, detailing the conditions of the home and given to the buyer to view before buying the home. Due to a change in the PCDA agreement, starting in March of 2024, this form MUST now be filled out by the seller before a buyer can purchase the home. Having a home inspection report can help fill out this PCDA form more accurately; providing peace of mind and possible lower liability to the seller.

Termite, Wood Destroying Organisms Inspection

Termites and other Wood Destroying Organisms (WDO's) like powder post beetles or carpenter ants can be or may have been in the structure of a home. A visual inspection can determine if there is past or present termites, WDO's and if there is any damage caused by these pests. Included with a home inspection upon request and offered to satisfy specific home loans (FHA, VA , etc.)

Cost as a stand alone service- $75.00

11th Month Warranty Inspection

New construction homes aren't perfect out the gate. It's why your builder should offer a warranty period, usually 12 months, as to let the home be lived in and if any issues come up, the homeowner can bring these up to the builder to then repair. An 11th Month Warranty Inspection allows the home inspector to find any of these potential issues  by conducting a home inspection. The inspection report can then be a tool to show the builder any issues so that they can be remedied before the warranty expires.  

Home Energy Report

Offered in partnership with Energy Raven, an energy assessment report is created using information about the home gathered during a home inspection like the properties' heating/cooling, electricity uses, etc. A home energy report is created by Energy Raven via an online dashboard that details the home's current utilities & estimated costs, improvements that can be made & savings, as well as available tax credits and rebates to offset these improvements. A home energy report can be a great tool for any homeowner to understand more how thier home uses energy and how efficiently.  Included with a home inspection.

Cost as a stand alone service- $50.00

Other Services Offered

Infrared camera pass- I use a thermal imaging camera that can identify possible hidden water leaks as well as warm and cold spots. This is a courtesy service included in the home inspection by request.

Drone- I use a drone for capturing pictures of the roof where allowed and in the event of being inaccessible by ground level or with a ladder. This is a service included in the home inspection.
